The following is an overview of our three major processes.

Property Due Diligence and Acqusition

Byron and Adreanna use a variety of resources to identify potential properties for our investors. 

The Acquisition team is comprised of industry professionals who check County records, Tax records and do physical property inspections to assure that the properties we intend to purchase at Auction are indeed good investments. They make sure the Insurance Binder is in place as well as all Title Clearing fees are known as part of establishing the maximum bid amount.

Once properties are found that meet our criteria, they are entered in our qualified property database. When properties become available at auction, or via traditional sales methods, they are quickly re-evaluated to ensure they still meet our criteria and maximum prices are re-confirmed.
 
In our market we have several Auctions running simultaneously. Our team personally attend these Auctions and our bidders only bid on the properties that have met our investment criteria.

 Rehabilitation Process 

We start our rehab process by changing the locks and doing a whole house , pest and roof. These inspections are performed by certified third party inspectors and their reports are often accepted by buyers.
 
Our team has a solid background in California residential construction and the features the market demands. We utilize our experience to set rehabilitation criteria that are valued in the market and increase the odds of quick sales and good profits.
 
We have access to a large number of high quality people in all the construction trades, so our capability and capacity are readily matched to the projects we take on. 
 
With the combination of complete inspection details for the house and market driven improvements we provide a very desirable home for buyers that is easy for agents to sell. Then we price it very competitively to move quickly.

  Marketing Stretegy and Sales Process

Adreanna and Byron manage getting the properties ready to make a great first impression and sell quickly. We set the pricing to be competitive in the market, manage the completion of all inspections, prepare the marketing materials and market the homes for sale. We are up to date with today’s technology and use it for maximum property exposure; advertising where buyers are looking for homes.
 
We provide a detailed property profile and the actual buy/fix/sell report based on accepted offer price.
 
We handle all the disclosures, reports and removal of buyer contingencies to protect your capital ROI time, and manage the escrow process, working closely with the title officer and buyer’s agent to ensure a smooth and timely close and a solid return on investment.
